1. What Propriedade80 is

Propriedade80 is a platform where agents and agencies publish property listings and where anyone can browse them. We are not a party to any sale or rental, we are not an estate agent and we do not handle payments between buyers, tenants and advertisers.

2. Advertiser accounts

Advertiser accounts are open to real-estate mediators licensed by INH (companies or individuals) and to owners advertising their own property. Each type of advertiser accepts its own contract when registering (Professional or Private Advertiser Contract), which complements these terms and prevails over them if they differ. Registration details must be true and kept up to date. Accounts are personal: you are responsible for keeping your password safe and for everything done with your account.

We check every account before it can publish and may refuse, suspend or close accounts that break these terms.

3. Listing rules

Each listing must be for a real, available property that the advertiser is authorised to market. Price, size, location, photos and description must be true and not misleading.

You may not: list the same property more than once; use photos of other properties or photos you have no rights to; post offensive, discriminatory or illegal content; use the site to collect people's data for other purposes.

When a property is sold or let, the advertiser must mark it as such or archive it. We may review, refuse or remove any listing that breaks these rules, without notice.

4. Responsibility for content

Each advertiser is solely responsible for their listings and the information they give. We carry out checks, but we do not guarantee that every listing is accurate, complete or available. Before paying anything, visit the property and confirm the advertiser's identity and the property's documents.

Never pay a deposit or rent to someone you have not met in person, or to "reserve" a property you have not visited. If a listing looks suspicious, contact us.

5. Mortgage calculator

The calculator's results are indicative estimates, not a loan offer or financial advice. Actual terms depend on the bank and your circumstances. Always confirm with the lender.

6. Intellectual property

The Propriedade80 name, logo and site design belong to their owner. By publishing photos and text, advertisers confirm they hold the rights to them and allow us to show them on the site and use them to promote the listings while they are published.

7. Availability and changes

We aim to keep the site available at all times, but interruptions may happen. We may change these terms; the version in force is always the one on this page, with the date of the last update.

8. Governing law

These terms are governed by the law of the Republic of Angola. The courts of Luanda have jurisdiction over any dispute, subject to any mandatory rules to the contrary.
